Tenant Application and Rental Policies

Fair Housing
Crown Property Management adheres strictly to all requirements of the Fair Housing laws. We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, gender, age, marital status, or physical or mental disability.

Application Fees
There will be a $40 application fee for each applicant. Without this fee, your application is considered incomplete and the system will not allow it to be submitted or processed.

Income Criteria
Proof of employment AND qualifying income of at least two and a half times the rent is required.
Self-employed applicants must provide most recent tax return and three month’s bank statements. Proof of earnings from social security, child support, alimony or spousal support must be documented.
Acceptable forms of income documentation could include a paystub or earnings statement, W-2 Form, 1099-MISC Form, or an offer letter for new employment. Unverifiable or undocumented income will NOT be considered.

Applicant
Each person 18 years of age or older must completely fill out and sign an application. Any minors will need to be listed on the application, but there is no additional fee required. Applications must be accompanied by a processing fee for each adult to be considered.
PLEASE NOTE: APPROVED APPLICATIONS ARE ONLY VALID FOR 30 DAYS. Please do not apply more than 30 days ahead of your expected move in date.

Credit Criteria
Crown Property Management will obtain a credit report and background check. Any derogatory findings in these investigations may be cause for disqualification to lease a unit. Crown Property Management will also verify prior residence information and employment/income.

Pets
Pets are prohibited by most owners. A pet agreement and corresponding deposit is required BEFORE any pet is permitted on the premises. If you are applying for a property and have a pet or assistance animal, you will be required to complete a profile for each animal through our partner program petscreening.com

Approval and Move-In Conditions
Crown Property Management will continue to advertise, conduct showings, and consider all other applications for the subject property until ALL of the following has been provided:
APPLICATION(S) HAVE BEEN PAID FOR, completely verified, processed, and approved. Petscreening profiles included.
SECURITY DEPOSIT (in the form of Money Order/Cashier’s Check) has been received
SECURITY DEPOSIT WILL BECOME NON-REFUNDABLE if applicants back out for any reason, or do not lease the unit
within the 14 day “hold” period
ALL ADULT OCCUPANTS have signed all rental agreements
PRORATED RENTS AND FIRST FULL MONTH RENTS have been paid
